In June of 2005, we were approached to manage an 800-unit self storage facility in Millbrae. There were serious operational challenges, among them an economic occupancy of around 50%, a temporary and ineffective on-site staff, no drive-by visibility, deferred maintenance, and very poor accounting controls.
The owner had just acquired the property based on its great upside potential. But he recognized he needed the right people to make it happen. Schmitt & Co put together a team including not only its own staff but also a competent and creative contractor, an excellent graphics designer and others as needed. The property received a total makeover including a major physical upgrade, a new name, a new logo, and a new and very competent on-site staff.
Within six months of completing the site’s makeover, revenues increased by over 35%.
